sorry to hear David, exactly how much longer is on the lease for this unit? Honestly speaking, you should be looking for new P.M right away, someone that will do what they say and not bend or fold. What i would be doing also in the meantime is telling current property management co that you intend to find new tenants so that they can start their search screening or what ever it is they think they are doing, get the potential tenants list, lookover list and partially screen applicants yourself then drop the P.M. after you have their list. Now you have applicants, then hire new P.M. in hopes you dont sacrifice too much lost rent. Good luck to you though David

When first starting out my biggest fear was jumping the gun out of anxiousness and not getting the right deal. Buying a unit that wouldn't cash flow as well as the one i was overlooking.

Ive honestly always been against carpet In rentals, if tenants like they can throw down area rugs wherever they like.

Personally, id go with laminate wood, less expensive n looks great. I agree with above mentioned that if tenants want to, they can bring area rugs.
