Hello, Im trying to do some DD on different markets in LA. I’d like to be able to compare % of renters vs homeowners, demographic, family size, median income etc.

I’ve lived in LA for a long time so have a general idea but would love data to back up my assumptions.

Any recommendations on where I would go for this type of information?

Good point, i just don’t want to bother my agent. Im in the bz (not an agent but related) and don’t want to ask my broker to do a bunch of tasks when I'm still in research/window shopping mode

Good question, I guess i'm under the impression there are properties listed on the MLS that don't make it to Zillow..Have you found that to be the case? Im looking for light rehab type properties, im not a hard core flipper

I do have my Broker RE license, though I've never used it. Am I able to go directly to MLS?

Hi 

How does one get MLS access? I had a realtor set up a search with some parameters but i'd like to be able to go in and set up searches with different criteria and not have to go through an agent for that.

Is that possible?

Thanks @Jeff G.!  That makes a lot of sense. With the walls/trim taken care of, i could see how everything else (fixtures, appliances, etc) should compliment the light/ dark contrast. Definitely seems more straight forward when i think of it that way.

Any other tips you would care to share to keep in mind?

Since One if the R's in BRRR is refinance, are there certain areas you would spend most of your time/resources upgrading to maximize ARV? I feel like i've heard kitchen usually gives the most bang for the buck

For someone who is interested in getting into BRRR, I understand all the number aspects..but I have very little interior design knowledge.. I understand materials used will depend on my end goal but how to decide what the design should look like in the first place?

I’ve tried flipping through pinterest, but would like a cohesive design for an entire property instead of piecing it together (let’s say for a duplex or triplex)

Looking for tips on this aspect - are there interior designers that specialize in this? Are there templates most investors abide by? Im starting off from the ground level so any tips are appreciated!

Hi, any lenders out there doing mortgage loans with 5% down and no PMI in LA County? This would be for a residential mortgage.

My wife and I would like to purchase a condo that we will live in and eventually rent when we get our next place in 3-4 years.   Purchase price will be between 200-250k but I'd rather hold onto my cash then use it on a down payment. 

Looking for a traditional 30 year mortgage, I have strong credit history so expecting market rates.

Any leads would be greatly appreciated!
