In California the lease agreement is key.  I also have specific addenda that I include as well as a keysafe and sign authorization (for when they give notice), lead paint disclosure and mold disclosures.  I also disclose that I'm an agent.

I'd recommend checking with your state's association.  They may have a list of required disclosures on their website.

Chris, if memory serves they use public records, published sales and a few other metrics. If the MLS for the area provides them with data (many don't and won't ) then they have that as well. Saw an explanation from a zillow employee on a facebook group several months back. Sadly, I don't recall the specifics.

In California, there are already several forms and agreements created by the state's realtor association.  Non-realtors can buy them from their site apparently (I'm a realtor so I get them as part of my state dues).
