My name is Ryan Hawkins of Robcon Realty, and I am representing an off-market listing ~1 mile south of San Diego State in the College Area. I am reaching out to investors/developers on the platform before going to market in San Diego.

I'm working on a real estate investment deal in San Diego for a flip, and I'm looking for a template that anyone has used as an agreement on how the project will be funded and how the potential profit will be split after the house is sold. 

To quickly highlight, I would be organizing the day-to-day activities of the flip from purchasing, renovating, and selling the property. My partner would finance the purchase and renovations. Does anyone have a sample template that they could share with me that would cover this?

Hey everyone, I came across a potential flip opportunity in San Diego, CA, that may yield a potential profit of $100,000-200,000. I need some help though. Here are the high-level details: 
- 5br/4ba - 4100 square feet - indoor pool/sauna/gym etc - 3 fire places - on a lake - appraised at $750,000-800,000. 
- the house is nearing foreclosure, but can be purchased for $550,000 from owner (personal friend). 
- needs $50,000-100,000 in renovations. 
- I live in San Francisco, but family and all connections in San Diego. 
- I'm a real estate agent part of my family owned real estate office in San Diego. Questions: 
- I have no money to invest in the property, but would like to work with an investor to assist with the flip. What is the process for taking out a loan using investor money? Will I be responsible for taking out a loan if the investor puts 20% down? 
- for a potential profit of $100,000-200,000, what is a typical split for an investor? 
- is there any advice/information that would be helpful to gather prior to pitching the deal to an investor? Thank you so much for your help - I'm looking forward to having a very successful deal!
