Hi Kedric,

First of all, congrats on getting this far! I wouldn't hit the panic button just yet. It's totally normal for it to take some time, often about a month or so. Have you checked similar listings in the area to see how quickly they are renting? Also, how do the photos look? high-quality, well-lit photos tend to attract more attention from potential renters.

Hi Kevin, 

Welcome to BP! Syndications are a great option for passive investing, but they're not your only choice. If you're open to purchasing out of state and hiring a property manager, you can find solid single-family rentals in lower cost-of-living markets. These properties tend to be more liquid and offer you greater control over your investments than syndications.

Memphis is definitely a solid market known for steady growth and affordable housing. If you live in a high cost of living area, investing in more affordable out-of-state markets can be a great strategy. The key is making sure you have the right team in place—outside of market research, finding a trustworthy property management company is one of the most important factors in making long-distance investing successful. We work with people in your shoes all the time.
