I am looking to make my first investment and would like to be generating 150-180k net within 5 years by adding properties each year. I own a primary residence and I will live in CA and looking at out of state investments.  I have excellent credit and about 200K cash and another 100k in equity I'd be willing to tap into. Looking at 2-3bdrm STR for first couple properties, possibly in the smokies and then some LTR or STR in various markets to diversify.

Is my net goal realistic in that time frame with what I have to work with? I would add another 50-75K yr in cash to invest on top of parlaying income/equity in owned properties.

There are two parts to it really. We can look at the deal I am currently working on partnering with a friend who wants to get into investing. 1,000 sqft build (1-2 bedrooms) I can build it for 300k and it will be worth 500k (very conservatively) there's already 200k of equity there so it already checks out to be a good deal from the underwriting side. We structure the low-to-no money-down element with the seller financing the lot we will build on. If we have him hold the note on it for 10k down then when we go to get the construction loan it will pay off the remainder of the balance when the loan closes and we won't have to bring the 10-20% down for the construction loan because it shows that we already own the lot which is essentially our equity in the deal.


Id be interested in learning more about that and opportunities in the Smokies

Hello, I live in CA and am looking to make an investment in TN or the Carolina's I we will most likely relocate out that way in the future. I do not want to invest in CA due to laws, politics, costs etc...I have  a good income with a full time job and 100-200k to begin building a portfolio with. I am looking for long term rentals & passive income and to reduce my current tax liability. Reading and learning as much as I can but welcome any advice, suggestions etc.. I already have stock holdings and looking to diversify with a real estate portfolio. Looking at starting with a small rental 3/2 or smaller multi family. Looking to build out a team to help with the process and grow for the long term. Any recommendations on mentors, realtors, PM's and real estate friendly CPA's are appreciated.
