Post: Any modular home companies without huge delivery lead time?

Does anyone know of a modular home (not mobile) company that does not have a crazy year plus lead time to delivery? I’ve called a few and some have even said there is a two to three year waiting period citing covid + high demand + supply chain issues. Part of the reason I’m looking into this is for speed over traditional stick built homes :)

Well all I know is I'd be careful with Pheonix. I think it's the market with the 3rd most appreciation out of any city and I think it was #1 in 08' and also fell the most in the subsequent crash.

@Trevor Fleck what do you like about Cape Coral? As an STR vacation market or long term rentals?

Wow thanks for that breakdown! What exactly will cause it to go from a C to B class property? Is it the addition of amenities? What would take it to an A class?

Hey everyone this is my first post and I'm super excited to be a part of the BiggerPockets community! I've been devouring BiggerPockets podcasts, books, and courses for about a half year now and am at the point where I realize I need to start applying what I'm learning or I'm going to explode.

I'm particularly interested in the Boise market because as I'm planning on moving there soon + house hack with a 3-12plex, but I have this feeling in my gut that everything there is extremely overvalued. Prop values are about 10x local household income.

So on one hand, I'm eager to do my first deal, but on the other hand my gut is saying that market has topped out and is about to head down the roller coaster. Any tips or suggestions on patience vs taking action?
