@Caleb Brown that makes sense, how do you determine what an area would be, just certain criteria or is there a way to look up if an area is A or B?

Does any one have any experience or advise on trying to start investing in Small multi family properties around the Kansas City area? I was originally looking towards single family and still want to consider it. But I think mult family makes more sense to get started if I can.

I'm curious on the best places to look, would it be the same as single family areas?

What would I need to look for to determine if it is a good deal?

Are there many differences between looking for small multi family compared to single family?

Any other information that I should know? I'm just starting to look into multi family so I'm sure there's a lot I'm missing.

I am currently reading The One Thing and I want to try to figure out what One Thing is the most important to start with.

I have limited funds and would like to do everything eventually but I wanted to figure out the most important One Thing and so far I'm trying to decide where the best place to start between,

Buying the BP pro membership, and practicing analyzing MLS deals.

Starting to get my Realtors license, for MLS access and to list properties down the road.

Getting a membership to me local Reia, to start networking.

Or if there is anything similar I would be better off starting with

I'm looking for the best way to maximize a week of vacation time

I want to invest in the Kansas City area and have been focusing on reading while my primary residence refi went through, it just went through recently and now that it's completed I want to focus on getting my first property.

I have almost a week of vacation time left and 3 ish months to use it. Should I use a day here and there, use the full week? What would be the best way to get the most out of it to start investing? What would you do if you were just starting?

@Deanna Opgenort we have our own home currently, but it might be hard to convince her to move, she likes the house, area, school, and neighbors where we are currently lol.

Ha I definitely believe that, I'm trying to get her involved but she's a little hesitant on getting into real estate in general but she definitely has a better eye for some stuff then I do.

@Luther Wilson III I think a flip first if possible, otherwise either single family, or multifamily
