I guess that would be an option. I'm just worried about time zone issues and not knowing who to call to fix things. Abohub seems to only charge about 2%... I don't mind that for them taking care of the phone calls.

Hey folks, relatively new here, I popped in awhile ago. I'm getting ready to rent out my home for the first time and I am planning on doing it myself. I'll be moving across country. Has anyone used an 'online' property manager? I haven't found many. I can always find good renters due to my social networks, but I don't feel like taking phone calls and I want to deal with rent strictly online.

I found abohub.com but unfortunately it doesn't look like they are operating in my area yet. Any other suggestions?

-Thanks!

Thanks so much for the replies. They help immensely, does anyone else have anything to contribute?

Hi everyone,

I am pretty new to the site and have been learning a ton poking around here. This is one of my first posts so please be gentle. I'm asking for two reasons... first I am about to self manage for the first time shortly and two I am going back to school for business and I have a project coming up that I'd like to be in this field. Thanks for the answers you can provide!

1) Do you have a property manager?

2) What is the biggest pain to deal with as a landlord?

A) Finding Renters.

B) Dealing with phone cause and repair issues.

C) Landscaping.

D) Association conflicts.

E) Late Payments/Evictions

F) Random legal issues.

G) Other - Please explain!

3) What is one issue stopping you from taking on more properties other than finances?

4) If you could make 1 issue go away permanently, what would it be?

5) Why do you chose to manage yourself instead of with a property manager (if thats the case)?

6) How much time per month do you spend on management related tasks?

Thanks so much for the answers you can provide!
