Have you ever used post-it notes on doors to try and buy properties?

You walk around and leave notes on the doors of distressed properties saying "We buy houses" or something.

This would be better and cheaper than door hangers or even direct mail campaigns.

Thank you everyone for the responses. I will take into consideration all of your feedback! I understand there’s some animosity between part/full time real estate agents. Would you consider part time employment for people just starting out in the industry? So they fail miserably? I personally wouldn’t mind doing business with someone who worked part time as long as they were honest, professional and punctual. I’m looking to grow myself as a professional and I figured maybe I could understand the industry a little better by getting licensed. I work with lenders, realtors and investors every day and network with them consistently. I was hoping my career in insurance would compliment a part time career in real estate and vice versa.

Hello,

I currently have a job selling commercial insurance full time. I would like to continue to work there full time, however I thought it could be beneficial to get my real estate license on the side. I don't wan't to commit to working for a brokerage, but I wouldn't mind helping my friends and family buy/sell houses every once in a while. Is this common? do you know of any brokerages in phoenix that may allow me to hang my license and continue to work full time in insurance?

Hello! I was wondering what you thought of buying single family homes in Texas (specifically Austin), the pros and cons. I live in Arizona but I see a good opportunity for real estate in Texas. Also some tips on buying properties out of state. I personally feel like your much more likely to be successful if you don't limit your market to your hometown.

I was also wondering what some good sources are for finding out vacancy rates. Also how you personally research a good area for investment rental properties without visiting and what you look for when you visit the area for a week. If these questions have been shared before, please reference the discussion.

Hey thank you everyone! I think you answered my question, put as little down on my first home as possible (because I may not be able to for my next properties). Really appreciate the help. Probably will avoid house hacks because Ill be moving in with my gf and we'd prefer our privacy. I will be moving on to research my next steps. Thank you!

Hello Everyone! My name is Ryan and I live in Arizona. I'm graduating college in the Fall and was looking to purchase my first home! I should have about $60,000 saved up depending on when I buy it, could be more could be less. My question is, How should I go about buying a rental property as well as a home for my self? I understand rental properties generally require 20% down, but a home that I live in could require a 10% down payment. Should I try to put as little down on my home as I can to save up for a downpayment on a rental property? I'm looking at rentals around 200k and a house for myself around 300k. I'm looking to do this within a few years. 

I'm currently just building my nest egg as much as I can, so I can put in place as much preventative measure as possible in case I can't find a tenant.

What would you do in my situation?
