Does anyone know where I can find the laws regarding wholesaling in  Allentown, PA outside of reaching out to real estate lawyer? If not ill find a lawyer see whats up. Thanks!

I really like/admire peoples stories on how they got to where they are in REI. Amazinc to me that not one is the same. Are there any landlords investing in the Allentown area that would be willing to share with me How you got to where you are?

@Matthew Morrow thanks! I have a lot on my mind cant always be asking you! Yea man I really have been driving for dollars, hitting up the county office for certain lists. I think i am gonna get some door tags from ballpoint marketing. I priced out doing them myself vs buying them and theyre actually less from ballpoint.

Does anyone in the Allentown area utilize the sheriff sales and / or get into foreclosure properties at all? Id love to learn more about either of those items from someone who is walking the walk!

@Tom McGrew Tom, you talked at the REI yesterday it was awesome. I didnt get a chance to talk to you afterwards. You were getting mobbed like Brittney Spears in 2001 at an autograph signing lol. I did have a few questions

1. Are there areas in Allentown you find harder to place / keep a tenant? 
2. are there certain SFH layout that are harder to rent. For example a 3 and 1 vs 3 and 2

@Randy Gutierrez ohhh ok 2.5-3x their income. Sounds like having credit score above 600 + those income requirements is a good model for tenant success. Wow, started investing peri-pandemic! What made you choose the Allentown area?

I am trying to analyze more of my market including the home prices / rents. More like who rents what. What are the most cash flowing + appreciable homes in my market. Best neighborhoods. hope that makes sense ! 

sounds like the MLS is a great tool for more specific information. I never heard of the rentomer, thank you for the heads up. how accurate do you think the bigger pockets rent estimator is?

I was on crimegrade yesterday! Is a cool site. The grade of center city was exactly my question! Good to have a “D” reference. Sounds like you know Allentown well. How long have you been investing there?
