Hello everyone, 

Thank you for looking at my post! So, I'll try to keep this short. My wife and I plus a friend of ours have decided to partner up on Real Estate. My wife and I are brand new to investing and our friend has a little more experience, but not a ton. I found this house in a good location that needs a remodel. It's borderline a hoarder home so about every surface needs something. My wife and I decided not to purchase the house and do the life in it for a year and remodel it because of the condition of the house. So, our partner is buying the home and wants us to be part of the deal. The idea is that we would all help with the remodel alongside the contractors, I would manage the property, GC the property, and I have already closed the deal on the property. The idea so far is to do a BRRRR but we need to figure out how everyone gets paid fairly. I will be handling a lot of the hassle with the property but our partner will be providing the majority of the funding. If I were to put money in, should I expect to get more money back than I put in and how does that work?

Were all trying to understand how a fair partnership works but it's proving to be more challenging than I thought to come up with a strategy that works. Any ideas would be most welcome. Have a great week everyone!

@Daniel Anshus Thank you for the tip. Could you help me understand how you got connected with people that have the inside track on properties? I suppose you don't want to give away in but just in general, how does that work? There must be a way for someone like me to maybe even put money in a deal even if it isn't my own deal. Also, Congrats! That's huge!

@Eric Janson, Hi great to meet you. I am asking about EP because I am currently renting a SF home there. I was interested in possibly purchasing the property I am renting. My wife and I are hoping to eventually be able to purchase a SF home or townhouse, live in it for a year and rent it out. I would like to get into a duplex or other multi family but it's definitely a challenge right now. We're looking at the Western to South Western suburbs. If I could pick a city, it would likely be Chan. We're both dedicated and hardworking and have the skills to make repairs so a fixer upper is not out of the realm of possibilities.

Hi Jake, 

Thank you for responding and it's nice to meet you! My wife and I are currently renting but hoping to purchase a home in the near future to turn into a rental after a year or two. The hope is that we can keep repeating that until we either can't stand it anymore or the bank won't lend us any more money. I have been running numbers almost every day but man prices are high. I was only able to find one place that cashed flowed $35. Have you been running into the same thing or am I way off?

Hello Everyone, 

I was wondering if there was anyone out there in or near Eden Praire that could tell me a little more about the market here. My wife and I are just starting out and hoping to buy our first rental property soon. I just wanted to see who else is around the area on BP and say hello and hopefully learn a thing or two.
