Hi BP - 

I'm in escrow to purchase a turnkey rental.  The property has a concrete path that is about 3.5' wide by 30' long that goes along the side of the house.  My inspector found out that the path is sloping towards the house, and will cause water intrusion in the building, particularly the basement.  The inspector recommends fixing it by replacing the path with a level path.  Seller, in his disclosures, says that no water intrusion has taken place in their 4-month ownership of the property.  Any suggestions on how to resolve this issue?

Does anyone have any recommendations for a South side property manager? It would be in the South Deering area. One SFR. Preferably someone who knows how to handle Sect. 8.

@Daniel Weiss - From what I've gleaned here on BP, the South Side is very diverse.  You could have a couple blocks of good neighborhood, then several blocks of not-so-good neighborhood.  Crime is something to look out for.  Here are some websites to research Chicago neighborhoods for crime (thanks to those who responded to my post above):

I was interested in purchasing a turnkey SFR from GC Realty in the Chicago area as an out-of-state investor. Anyone have any experience with this company? How is the quality of the rehab? Is property management responsive?

I'm considering investing out-of-state, possibly through a turnkey provider.  Does anyone know of any data providers that could provide (possibly free) demographic and real estate data?  I'm looking for info such as percentage of homes that are owner-occupied vs. rental, rates of appreciation of real estate, educational level, incomes, ect.
