Hello all,

My name is Ryan and I've been a member on BP for over a year now however didn't start posting until recently. Prior to joining BP I was learning and reading on my own when I stumbled across the site and found all of the information to be incredibly useful. I decided this year I want to be more of an active participant in an effort to spur myself to action. The more I've read about RE investing the more methods I've learned are available to begin investing, however to this point I've never managed to get past the analysis phase. I have always had a strong interest in RE and wanted to flip a house for years but grew up believing the only way to buy a house is with a conventional loan.

I currently work full time as a Financial Analyst & Accountant for a RE Developer/General Contractor based out of Columbus. It's safe to say I love numbers and the analysis necessary to find a great deal. I've learned a quite a bit about RE both on my own time and professionally, now I'm taking action and plan to begin generating wealth for myself.

It sounds like you're take all of the right steps, including creating a BP profile and getting on to the forums. I've found a great deal of information and advice on here whether I was participating in the conversation or not. Bets of luck to you and keep pushing forward.

Are all of the offers you submit at or above the reserve? I've looked a lot at Auction.com but never used it and have seen very few properties actually make it to auction.

Its awesome you're getting started so early. My advice is to never stop learning, and don't let the fear of mistakes stop you from taking action. Remember there are lessons to be had from both success and failure, so you can learn something from pretty much everyone. Personally, I spent far too long not taking any action because I hoped to eliminate as much risk as possible.

I'm looking for any additional information on networking groups or events in and around Columbus. To date I've joined several Facebook groups and jumped into the monthly events several local Investors host, but was wondering if anyone else had anything to add to this?

I'm in a similar situation Preston, but have been exploring a lot of this subject through networking. I've used a mentor and some of the people I've networked with to not only talk about what software they are using, but get in and look at how they are using it. Its given me a lot of good information in regard to what I like, don't like, and want to look for when I finally start getting deals and start utilizing different software and applications for myself! I've found this to be a great conversation piece at any network event you go to.

Trying to find a good opportunity to house hack. I've spent the last year and a half learning and networking but haven't put anything into action yet. I find it difficult to justify purchasing any investment properties before I have a house of my own.

It seems a lot of the larger developers are putting up quite a few mixed-use buildings downtown and in the surrounding areas and I don't see that trend slowing anytime soon. When we talk about converting to office space, I have noticed more and more collaborative work spaces popping up. I would be interested to see the returns and usage for these types of spaces and how they are being adopted in the Columbus market. I am unfamiliar with their operation, however they appear to be flexible enough to satisfy a range of needs and could be used in the absence of a single large tenant.

I tried to find answers on this older discussions but was unsuccessful, and this is my first post so I apologize if I am doing anything incorrectly. I am trying to put together funding to flip my first house. I have 5 people (friends, family, coworkers) interested in lending me money through private money loans I have a mentor for this project and am confident in the deal however am unsure of the intricacies associated with 5 private money lenders. My mentor will likely be able to help with this a good deal, but I still would like to learn to become independent and see what I can come up with on my own as opposed to relying on him for all of the answers. Any resources anyone can provide will be much appreciated!
