@Jonathan Greene very solid points, so many properties that are "half-done" and find it hard to truly ever be done because of the issues in certain locations. I see you're from Montclair, which I love and actually have a 2 family listing on Claremont Ave right now. That is a great location if you're close to the towns & get it for the right price, that being said so many bidding wars right now. Thanks for your expertise!

@Ishmael Johnson Lots of land & properties that people are just paying taxes on... great driving for dollars place then looking up info in tax records and online people searches for contacts. Thanks for your input.

@Dennis Yosco Sounds like some scary situation being in the middle of a shootout... I'm usually not there at night. You need to know the different neighborhoods, the town is a mess to deal with unless you know people there. If you don't know people it can be impossible to get anything done. Bloomfield can be a solid spot as well, and yet parts of it are so close to North Newark. 

@Peter Vander Valk Long term I agree with you, like you said you need to find the pockets. You brought up some great points thanks so much for contributing to this thread. So many abandoned buildings because the projects could not handle the city regulations and project meeting needs. If you sit with a new roof needed and miss renters paying because of it, it can destroy you. How bad could some things be... just imagine..

Newark, New Jersey has become a popular location for investors seeking high returns in the Northern NJ Sub-Market of NYC. In this article, I will talk about some of my recent aha moments in regards to Newark investing. 

Some of the appeals that many investors find are high cash on cash returns, large amounts of Section 8 tenancy, and even considerable appreciation through value add properties. Considering that Newark is 25 minutes from Manhattan and close to an International Airport Hub, the City has seen a lot of redevelopment in the past 10 years.

Two particular locations that have seen tons of action, high equity appreciation, and are poised for continued growth over the next ten years are the Ironbound Section, Downtown University Heights, and North Newark near Branch Brook Park in Forest Hill. 

Some major improvements and big players have entered these locations. In Downtown Newark, there is the Museum of Art, New Jersey Devils Arena, New Jersey Institute of Technology, Audible Headquarters, Rutgers Business School, Seton Hall Law School, New Jersey Performing Arts Center, and throughout the years this location will only continue to improve! The East Side of Branch Brook Park is well known for its recently high appreciation rates. Along the Passaic River runs Route 21, connecting to 280 and taking you straight into Jersey City. As a major gateway is so close to NYC, you can expect the flow over from Jersey City/Hoboken into Newark to continue. Ironbound has become a hot spot for young professionals, new restaurants and well-manicured streetscapes provide for a hustle-bustle of activity! Along the Passaic River are parks, tons of great restaurants, and Route 95 is just a few minutes away. Right across the River is Harrison, home to the Red Bull Arena and a part of Hudson County you want to keep an eye on! All of these locations have proximity to Newark Penn Station, another hub of travel all along the East Coast. From these locations, you are less than a 30-minute commute to NYC.

Good Morning Fellow Pocket Growers,

I lived in Maryland for 4 years and worked in Real Estate Development, Small Multifamily Investing, and Investment Consulting. We developed Affordable Housing Apartment Complexes with Low Income Housing Tax Credits (LIHTC) and United States Department of Agriculture (USDA) Rural Development (RD) Loans and Rental Assistance (RA). Some of the projects had Section 8 Housing Assistance Program (HAP) Contracts as well. We focused on building Energy Efficient & Sustainable Developments which reduced environmental impact, used high-quality durable materials, and included energy efficiency improvements. 

Affordable Housing is a great investment if done right and I'm curious to see what others are doing in the space to provide better housing for those low-to-moderate income families who need it.
