@John Hilyard - Any luck with pulling the trigger on using HML/private money to invest out of state? I have quite a few ideas this strategy could help fund.

Hello BP community! I have started my first direct mailers and having better success than anticipated (woohooo). I have a deal I'm pursuing that has the right numbers and about to send them a Purchase Contract. He's an absentee owner so I was curious on the information exchange process. Should I just be ping pong'ing faxes between the title company and the owner? What's the simplest/most convenient way to do this?

I would suggest using a platform that focuses on the area of investing you're interested in. A lot of the platforms have different types of property types and investment requirements (The most common I've found was $5000 with a commercial property focus). It ultimately depends how much you're willing to invest initially and your time preference.
