Hi all,

Just purchased a house - it is an owner occupied 2-family. The house is a converted single family --> two family. I could use help identifying my options for what to do with utilities. This is the current situation. All utilities are currently combined,

(1) Combined forced air heating and central A/C. One system serves the whole building. 

(2) Utilities are shared between the 2 units. There are 2 electrical meters, 2 100-amp panels, and 2 gas meters. Currently only 1 gas meter is being used. Both electrical panels are in use, but the two meters do not perfectly correspond to the two units.

What options should I look into and what other questions should I be asking? I'm worried about including utilities in rent but I don't know if I have any better options.

Hi All,

Looking for general advice for a first time homebuyer in Providence interested in finding an owner-occupied multi-family home. Looking for general advice on the Providence market and how to analyze a potential owner-occupied investment. I certainly don't want to make a bad investment, but maximizing income isn't my number one goal with this. Looking for a place I'll be happy living in where I can minimize my own cost and build equity.
