I recently read multifamily millionaire but he doesn't really describe how to run comps on small multifamily other that ask an agent/or BPO's. I'm under the impression that its ran similar to single family homes and like cap rates for the large multifamily. There's not a ton of information about this topic so i'm just curious on how investors are running their comps on their small multifamily investments. 

Additional questions. I don't have access to the MLS to run comps. And asking an agent to run comps on 50 properties a day isn't effective. Is there a way around this? If so, how are some of you running ARV's everyday without asking an agent for multiple favors a day? How are you running comps on off market deals when not using an agent?

Hello!

When is everyone transferring their titles to their LLC's? I heard Brandon talking about how he uses private money, rehabs, refinances, and then transfers the title to his LLC. But how are investors getting around the due on sale clause?

I have VA home loan that I want to utilize here in LA, and I want to get some different inputs on how I would analyze a VA home loan deal that will serve as a rental down the road. I am approved for 650 from my lender and my initial thought is to buy in a good area/neighborhood that will appreciate over the years. My plan is to house hack and rent out the rooms. I have considered multifamily, but all the multi families here in LA for 650 are usually in really bad areas or neighborhoods. I also have really considered ADU's, but ADU strategy requires a lot of money unless I can find a home that can easily be converted with the original square footage. So my main thoughts are to invest in an amazing neighborhood with a house that I can add square footage, add beds/baths, update, etc. I know how to analyze BRRRR properties, fix/flip, etc. But I was just wondering how anyone else would analyze a home with a zero down owner occupied home loan in an expensive market.

Hello!

I am a real estate investor and I'm looking to buy an outdated single family home in a nice neighborhood with a detached garage in Los Angelos CA using a VA home loan. Since it is a VA loan, I plan on occupying the property. I plan on turning the detached garage into an ADU and using it as either a short term rental or put a tenant in it. To fund this process I want to use a hard money lender to pay for the rehab and then cash out refinance in 7 months to pay the hard money lender back. How I am analyzing deals in this expensive market is ARV-Fixed Cost-Rehab cost=max offer. My goal is to obtain an appreciating asset in CA and decrease my expenses by house hacking and using the adu as a short term rental or rent it out completely.This is the first time I'm doing something like this so I have a couple questions.

1. How much does a adu cost with an existing structure?
2. If you had VA home loan, would you consider something else in LA county?
3. Should I be analyzing any additional cost?

4. I don’t know what I don’t know. Please give any beneficial advice regarding adus!
