Joseph A. i live in richmond. i have 4 rentals but they are not in texas. i attended my first meet up in sugar land a week or so ago and it was amazing. it was really nice to meet like-minded people in the area. i highly recommend going to any meet up that you can. i’m happy to help in any way that i can also. what sort of properties are you looking for? single? duplexes? large multi-family?

Samuel Eddinger thank you for reaching out! for now, i enjoy self managing and am making it work. i do completely realize if i am to achieve my goal of a few hundred or more units, i will eventually need to hire a property manager. for the properties i have now, i can handle it myself. i am headed back to the area today and will be looking at more properties on saturday. once again, i really appreciate you reaching out and will keep you in mind when i do finally make that shift.

Melissa Gittens i ended up self managing and, to be honest, i love it. at first, it was a bit difficult. at this point i have systems and a good team in place. i have a great handyman, lawn guy, snow and cleaning person. i actually am headed back to CT today and believe i will be at the meet up you post about next Tuesday!

@Oren K. thank you very much for the response. I had not exactly thought about the exterior wall point that you made. I guess that would be why apartments are generally tall. What do you mean by "light wells"?

Hello,

I am in the early stages of trying to figure out of if this deal is something I should pursue. The property is 65,000 sq ft and in a great location but has been on the market for 3 years now. What I am looking to do is to covert it to strictly apartments or possibly mixed use. Mixed use being apartments and a few store fronts. Is there anyone that has done this before? I know you need more details to offer advice, so please feel free to message me. Otherwise, any tips on how to get started would be very much appreciated. I do know I need to go to the town and ask for a variance/change of zoning. I also will need to raise around $1.5 to $2M to purchase and rehab it. 

In case you are wondering, the property is in Connecticut in the New Britain, Newington, CCSU area.

Mark Bascetta sorry, just saw this. i grew up in CT and just moved to texas 2 years ago. i live in houston. to be totally honest, i like the numbers in new britain better than houston. however, houston is exploding with growth and CT is not. as you can imagine, the massive growth down here does not yield cheap properties. i’ve had success in CT and plan to continue that.

@Mark Bascetta In my opinion, New Britain is the best market to invest in for cash flowing rental properties in CT. I have a few rentals. I am happy to help if you would like.

Hey Michael, 

When I was still in CT I was doing all the cleaning, maintenance and lawn mowing at three properties and that took quite a bit of time. It's doable and I could have handled more but your free time disappears quickly and depending on how your significant other views your real estate business, it can get stressful. Eventually, your free time will disappear. To give you some perspective, my lawn guy charges 25$ for my property that is down the street from you. That is basically free. 

To answer your question, I would not built a shed and spend money on it. I would either get it done for 25$ or do your best to store your stuff at your house. Eventually when you get a ton of properties (like I am sure you will) you will not need your equipment any more and you will need to sell it, or junk it, etc. My equipment now is just sitting around unfortunately. If you are dead set on keeping your equipment and cannot keep it on site, I may be able to help you store it. Let me know!
