if you have unlimited cash, go the cash route. most people do not have that luxury. i think theres just so much to be said about utilizing leverage. sure youre going to pay point and interest, but both of those are deductible right.

i think it goes a long way when you can develop a relationship with a good lender. i know when i did that, i got better rates and closed deals about as quickly as i thought possible.

hard money is going to be your best friend. really great stuff for your situation. no need to submit tax returns or employment verification. yes, rate is higher and term is shorter but its going to get you into the deal and building up experience and hopefully profits.

good for you for getting started like you are and gearing up for your first investment.

hard money! this is a great option for you. rehabs always go higher than anticipated. at least with the HML i work with, he will finance 100% of the rehab this is huge. use the 35k to get into the deal, but then use the rehab funds to fix the place up and then flip or do a BRRRR.

congrats on looking forward to getting into real estate investing. i wish i started as young as you are. hard money is your best bet if you do not have private lenders. i started with hard money and it was huge for me. really allowed me to scale. happy to share my experiences and contacts if it would help

@Eric Northrup sell it. no offense but 200$ in cash flow probably does not move your needle much. sell it and scale up. more units the better. youre doing all the right things, but for me, continuing to buy and sell properties with the idea that eventually i will get to bigger and better is what has worked well for me. obviously important to align yourself with good wholesalers, lenders etc. happy to share my hard money guy with you for your next purchase. either way, best of luck!

you may be able to utilize hard money. if he is a 20% owner or more he will need to go down on the loan. if it is less, maybe he is ok with second position. there are ways to get this done for sure.

@Michael Bieler exact issue i ran into until i found hard money. i was able to get in with 10-15% down and its been a huge help for me. saving 5-10% down is huge, as i am sure you would agree. happy to share more info
