you may have missed the most important one. someone who can find off market deals for you like a wholesaler or other investors that you network with. past that, yes a good hard money lender is super important.

wow very impressed youre doing this at 19. good for you! the hard money person i use also does long term lending. his rates and terms and requirements are "low doc" meaning no tax returns etc.. this may be perfect for you. rates are a little higher but itll get you into a long term product

best approach might be a referral. meaning, get introduced by someone who has already worked with them and has the relationship.

i would do a bit of a hybrid but i certainly would not just wait until you find a deal. no harm in getting some good contacts ahead of time. i have a great hard money lender

good for you getting started! love seeing this. might be wise to look into hard money first and get some experience under your belt before approaching a private lender. that is what my partner and i did and it worked out well.
