Thanks guys. Been listening to the podcasts on my daily commute and learning a lot about the different ways/strategies people have invested in real estate. This is great stuff.

@Ali Boone I live in mid-city/hancock park. How long have you been investing?

General question for you all. I don't currently own a home but I was considering buying by year-end since rates are still low. But housing prices in LA/OC are ridiculous (back up to 2007 levels). Its crazy to see homes that were priced $50k-$75k less than a year ago. I realize a lot has to do with low supply/high demand and income growth in these counties. Would you recommend I buy my first property as my primary residence now to gain the experience of home ownership or look to buy an investment property (out of state most likely)?

Hello all - I recently became interested in real estate investing to generate passive income. A buddy of mine started buying properties about a year ago and didn't think much of it then. However, I've quickly realized this rat race that I'm in to trade hours for dollars which is not how I want to live the rest of my life. Looking forward to learning more about this business!
