Hi @Princeton Washington I cook a lot of Mexican food all of experiments are derivatives of that usually. :) I think my favorite place I have been to so far was most likely Brazil some of the warmest people I have met so far.  Appreciate the good wishes I look forward to moving back some day soon as well!

I apperciate the warm welcomes. Sounds like you are making some good progress. I chose Atlanta as I am originally from the area and know it pretty well. Then after further analysis of the cap rates in the area it seemed to make a lot of sense. 

I am in the process of conducting an RFP with a few property managers using questions I have found on BP and number of other sites. Worst case scenario my family is still there which I can depend on. I found the property on trulia. I ended up beating outhe around 9 offers. I will probably try and stick to this area and the surrounding cities. They all have good rents, schools, and low prices for the most part. As I get more advanced I will move into Atlanta proper.

I got it for 150k. Gross rent is $1,500, $750 per side. All of the comps in the area range from $800 to $1,200 per side. 

$1,000 per month covers the mortgage, property manager, pest control, vacancies, etc. 

So before I raise the rent I should be clearing around $250 a door. I will most likely rent it for around $950 leaving me in a pretty comfortable spot for the first deal.

Hello Everyone! My name is Ryan I am based out of New York City where I work in the financial services industry.  I am in the process of closing on my first property, a duplex, in the Greater Atlanta Area which is where I plan to focus. Aside from work and investing I enjoy cooking and traveling.
