Depending on what's in the units currently, adding washer/dryers can be a big rent booster. Or if the units aren't sub metered then having that done could boost cash flow. It is Portland so a claw foot tub always gets the people going! Just some ideas hope it helps.

Yeah the podcasts are great! I forgot to mention them in my original post, but I have been listening to them religiously. You're so right though they cover so much content, and are great hosts that are pleasant to listen to.

Hey Bigger Pockets People! I'm so stoked to finally introduce myself, I've been on here reading and learning for a few months. I hadn't found my way to the forums till just recently, but have now fallen in love. Everyone on here is amazing and such a wealth of knowledge and motivation. A bit about me, I'm 23yrs old in college working full time learning in my free time. I have been studying real estate for about 3-4 months. It has opened my eyes to a world I didn't know even existed. Reading books and listening to podcasts have really had the most influence on me and my perspective. My goals for 2017 are these. . . 1. Reduce all personal debt 2. Acquire 1 multi unit rental 3. Help out/ team up w/ 1 local investor. I am here to learn learn learn, help where I can and build relationships for the future. I'm new to the real estate world but I have my other skills and knowledge that can benefit other people. I'm well versed in computer software like adobe creative suite, ms word, excel, PowerPoint. I'm currently in college for industrial design so I have a lot of insight to the creative world and production side of economics. How that can play into real estate and my business makes it self evident here and there. With all that said I'm happy to be on here and am excited to get to know some of you and help teach and lead each other. Reach out, share and grow. Ask me anything and I'll do my best to help out.
