I have an agency that manages the whole process for me. Park is about 40 lots w/ about 35 occupied.

New to this forum - not sure how much I'm going to be using it but thought it could be a cool networking/learning tool. Should I do a longer write up on it/other deals i've done? Not sure what people are interested in here

Investment Info:

Mobile home commercial investment investment in Marmaduke.

Purchase price: $490,000
Cash invested: $200,000

Picked up this MHP offmarket back in 2023. Got the lead from the cold calling agency I use. Seller owned it for over 25 yrs had to follow up for like 4 months. Finally closed it at a 12+ cap on in-place. Stabilized it to high teens. Holding onto it for cash flow for now.
