@Steve Rozenberg I love that strategy, Steve! Thank you very much for the tips!

@Brooke Fitzpatrick Perfect! Thank you for the connect! I will look into properties around Memphis and keep your info handy.

@Andy Brohard Hey Andy, thank you very much for this info. I've read many of the bigger pockets books and have read about the importance of the "core four" team that @David Greene mentions in "Long Distance Real Estate Investing" and his BRRRR book. I know that its best to have a real estate agent do the property searches, my biggest question was how do I identify a market to start calling real estate agents in. Thank you very much for your tips, i'm definitely going to research these further. Best of luck to you as well!

@Alan Grobmeier Hey Alan, I agree. I know finding a great contractor for the rehab can be a significant challenge in itself. I do plan on spending the $$ to hire a property manager as well.

@Melissa Nash Thanks for the tips Melissa!

@Taylor Roeling Hey Taylor, thank you for the tips! I'll definitely check out some college town markets.

@James Wise Hey James, I really appreciate your response and thank you for the tips.

@Brandon Sturgill Thanks Brandon, will do!

@Ray J. Ray thank you very much for the tips on Gary. I have a lot to learn, but I appreciate you helping me get started in the right direction.

@JJ Buckner Hi JJ, thank you for the info on the KC areas. I thoroughly appreciate it and will begin looking into these further. Thank you for your response and best of luck to you as well!
