I used Jack Keller and it was pretty fairly priced and easy to use. They're quick to respond. 

Why would someone sell a house for $80k that is valued out the door for $240k....? If it looks like it's too good of a deal it usually is....

Hey BP,

I'm a long time lurker, based in Tampa Florida, on BP and have received a lot of great information from the Forums. I've been investing in RE for a while now and want to move into some Foreclosure Auctions. I'm well versed in the title research pre-auction but I'm really green on what the process is to take title after the auction is complete. 

Once I purchase the property and pay the Clerk the balance and doc stamps what happens next? The final Judgement document indicates that any 3rd Party Bidder will need to file a "Written Conveyance" prior to the issuance of the Certificate of Title. Can anyone expand on this part of the process? I've tried to look up the answer in the Search bar but couldn't find the answer.

Hi All,

I'm working on getting some additional rentals and recently got a HELOC on my primary residence. I've got no debts and no mortgage on the primary home. I'd like to use the HELOC as a down payment for a conventional mortgage/rental purchase.

My question is would a lender prefer I withdraw HELOC funds into an account before hand or would they be open to knowing I can access the HELOC at closing? I'm trying to make it as simple, and inexpensive for me, as possible.
