I'm not sure why the date purchased didn't show up on the post, but I bought this duplex back in December of 2018. The total purchase price was $270k for both sides. The units are 3-bed / 2-bath and about 1,400sqft.

Hi Stanley,
I use Uptown Properties to manage my duplex in Lehigh Acres, FL. I have been with them for about 18 months and I really appreciate the clear communication they provide me. If you would like their contact info then feel free to message me anytime.

Thanks @Stetson Miller this is really good information. I didn't think to look at it from the other persons perspective. I will do some research and see what I can find out. Have a great day!

I have found a property in Lehigh Acres, FL that is currently in pre foreclosure. I am curious to know if the purchase process is similar to that of buying a home that is not in pre foreclosure? For example, is it typically easier to negotiate a lower purchase price based on the existing loan amount vs current market value? Are there any agents/buyers out there with experience in this?

I had a good conversation with one of their reps back in July. He put me in contact with a woman from Oklahoma city so that she could better describe the city to me, as well as provide some listings for me to review.
I didn't look to deep into them because the response time was pretty slow, plus I was talking with other companies that were quicker with responses and had lots of listings to review.
I did receive some follow up emails about 6 weeks after our last communication. I informed them that I am no longer interested in doing turnkey investments in general. Nothing against them in anyway, it's just that I don't think the numbers add up for me the way I want them to. Maybe for someone else this business model will be worthwhile, but it only meets part of my RE goals, not all of them.
Full Disclosure! I haven't reviewed any of their listings (just other turnkey companies), maybe there are some real gems to be had. If anyone is curious, I recommend to ask for listings and to conduct your own due diligence to see if it is something you really want to do.

Hello,
I am looking for an agent in the Ft. Myers, Florida region to help me make my first move.
I am looking at condos within the $10ok range.
My intent is to do a buy and hold with a 15% COC return and 10% equity, minimum.
If there is anyone out there who is willing to help me out I will be looking forward to our conversation.
Thanks in advance!

Check out one of the recent BP youtube videos with Michael Swan.
He bought condo's in Cali, made huge appreciation gains and then sold them. He took his money and did a 1031 exchange into apartments in the midwest.
He grew his portfolio tremendously from this. Maybe shoot him a PM?
Good luck!
