Post: FHA Loan With 3-Way Partnership?

Hello Everyone, 

My two business partners and I are looking to invest in a small multifamily property. I will be living in one of the units. They will be living elsewhere. Can we still apply for an FHA loan under these circumstances? If you have experience with 3-way RE partnerships, please also provide any insights on how you structured the partnership if one was living in the property and doing the majority of management.

I appreciate the feedback. Many would argue that it is beneficial to know the skills so that you are not taken advantage of by contractors. For context, I am 23 years old and have yet to accomplish my first deal. The first deal will be a house hack (planning for summer 2021) and I would do my own renovations. Regarding your suggestion to pay someone else to swing the hammer, I agree and would not necessarily be swinging the hammer after the first couple deals. The concept of building a team to do the work for me would come into play. 

My business partner and I plan to start a small home renovation business on the side. The reason the idea came up was the fact that we are both interested in real estate investing and believe building handyman skills would only benefit the process. The current vision would be to start doing this on the side to gain the necessary skills and then add an employee or two after about 1-2 years. Ideally, we would build a solid trustworthy team in order to have a system ready for future rehabs. 

For anyone who has done something similar to this, please provide any advice or suggestions you may have. Thank you!

Hello, 

Recently, I graduated college and have yet to move into my own place. My plan is to live at home for about a year to save as much money as possible, skip the renting route, and buy a house to house hack right away. Aside from educating myself by reading and listening to podcasts, what are the more technical steps I should be taking to make this happen? Also, if you have an opinion towards single vs. multi-family as to which one you think is better to house hack for a beginner, I'd be interested in your reasoning.
