@Melinda Barrett Congrats! I always say, if you have the deal, the money will come. This would be either through hard money, partnerships, or some other creative finance. If you are ever in NWA Let me know. We have people who have money, but are looking for a deal.

Yes. I just tell them, they can apply but it is probably not worth their time and money because I wont be able to hold the property vacant for that long. If someone else can rent out sooner, then I am going to go that direction.

What makes you want to buy just land? Are you looking for a long term appreciation play? Or would you like to buy the raw land and split it up? 

Seems like you already got this advice, so I will just echo the same. I would have an LLC in the state you are in, and then have that LLC own the LLC in the state where you own the property.

HOWEVER, as a rookie investor. I wouldn't open the LLC until you have a property under contract. Focus on the deal first and all the other stuff will fall into place.
