Thank you! I will make sure both are taken care of. 

I am putting in an offer for a property with multiple liens. I am not sure what the liens are for or their amount but am going to try and get that info from the sellers attorney. She has sent me emails from her attorney stating that after we get the house under contract he will negotiate with the lien holders to see if they will take less than the full amount. Hopefully this works since they are 15 years old. I am worried the liens are more than the house it worth. Does anyone have experience with this? 

A couple issues that I see with the facility initially from my perspective... 1) There is no management in place. I can get this lined out but may cause some issues initially. 2) There is no fence around the property. This will cause obvious issues and will take some time to go the automation route. 3) There is a Uhaul business attached to the units that only nets $15k annually. It is difficult to justify an employee for this considering the facility is only 14k sq ft. This make be the a deal breaker for this facility. 

Any input is appreciated as I start learn the business and how to evaluate facilities.  

Does anyone have experience managing self storage remotely? I live in Colorado but have an opportunity in Ohio. I have a couple SFHs in Ohio but am nervous to jump into self storage remotely (with no experience) as I feel it needs to be more hands on initially until I get the business lined out. How can I make this work?
