Do you guys have any recommendations of where I can find generic formal offer to buy paperwork. I'm looking to submit an offer direct to an owner. Thanks for the help!

Thanks for all of the helpful information. Do you have any advice on how I should proceed. I was thinking about calling the lenders and reviewing the county clerk of court records. Then providing them a low offer before seeing the inside of the house. In reality I know the inside is decent and my goal is to get them on board since the owners think it's a lost cause.

I'm looking at a house which appears to be in preforeclosure. I would like to see if the house can still be sold before contacting the family. There are two lenders on the property and it looks like they might have enough equity to sell the house out right. I have spoken to the son of the property owners and it seems they would be open to an offer but won't pursue anything.  I would also appreciate any advice on how to find out this information on my own. The house is distressed mainly on the outside with a loan of 87,000 from 93 and another for 135,000 form 2006. I am assuming the loans have been paid off enough to sell the house outright. Once lightly rehabbed the house should sell for over 200,000.

Thank you for the advice. Easy Title Search did a good job. Hopefully I'll be able to use Adrian's advice in the near future. 

Seminole County in Florida doesn't list a final judgment for forclosures going to auction. If anyone can tell me step by step how to find out what's owed on the mortgage that would be great. I know there might be other possible liens against the house and a title search will be necessary but I'm just trying to see what properties are cheap enough for third party bidding. I assume I would find out what's owed on seminoleclerk.org?

I’m new to real estate investing in Central Florida and looking for some cost effective title search options. My time is limited so learning the process myself is not an option at this point. I appreciate the help!
