Good afternoon everyone,
could anyone help point me in the right direction for a good lease agreement? I am working on running out my first property and would like to go ahead and start working on the lease agreement as the tenants are already ready to move in as soon as I make the purchase. The bank said having a lease agreement drawn out and signed would help with the debt to income ratio.


Any help would be very appreciated!

So the house has about 30k-50k in repairs needed. It is selling for 100k-125k. So all around I’ll be in 130k-175k. Appraiser believes with all repairs it will appraise for around 225k-250k.

I am a young Financial service professional. I work a lot with securities, annuities, and insurance, but I am looking to start getting into real estate as a second source of income. I've read about BRRR and have a house that could be a great opportunity to be my first rental. Any advice on how to go about getting a private loan. I am trying to do this without using my personal money or having to save up a large lump sum as I am young in both my age and my profession and while I Make good money compared to my peers I do not have a great cash flow quite yet to put towards my first rental. Any advice?
