Post: Accidental Carpet Demo and Contractor Payment

Hello BP Community! I had a group of contractors replace my carpet with flooring. They were supposed to leave one room carpet but inadvertently demo'd. The contractor and i agreed to free labor, to split the materials and replace with new carpet. 

The flooring is replaced but the carpet is not yet. They plan on subtracting to Home Depot however its yet to be scheduled and their suggesting to complete payment for the flooring. I'm hesitant to do so until the whole job is complete.

Any suggestions on payment or if i should at least confirm with home depot that the carpet install is scheduled?

Thanks for the advise! What happens to the lenders property that they've gotten a HELOC on? Does the bank own it? Can they sell the property later?

Has anyone raised private money where the lender opens a home equity line of credit to supply a deal? How does that work? What interest rate do you offer? What happens to the owners lien on the property? Can they sell it later or does the bank own it?

Newbie investor with lost of questions. Any help is appreciated!

Thank you very much for the advise! I’ve yet to choose a real estate agent. Primary because I may move to a different market and don’t want to feel like I’m wasting their time. I’ll likely reach out to the title company myself to see if I can get a targeted list

How do folks go about generating a list of absentee out of state owners? Intent is to use the list to direct mail market in pursuit of rental properties

I did not. I’ve been on short term disability recently as a result of a sport accident. On the bright side, I’ve used this time to start researching the benefits of real estate investing (read BP books, practice analysis and get together my finance documents). I want to prepare myself post recovery so I’m confident in my offers and minimized my investment risk
