Karen Margrave we are on the same page. I was already thinking about doing the weekend seminars, but I did not think to use that knowledge to monetize the skills I will need when I purchase my first flip. I just found my hobby! Thank you both Michael D'Aries and @Karen Margrave.

If only if only... I wish I knew of someone who could cleanly get rid of my loans like that... I think... since i am living rent free... I should dedicate 4 months to begin wholesaling 10 hours a day (plus some time to do my homework :)) is this a good plan... I am currently across the street for a prime candidate for wholesaling.

This sound plausible... I live in New Orleans so there are plenty of inventory... although most are not up on the market.
