Thanks @Franklin Romine I figured a lot of people are just going out and turning it on for the inspection.

I'd like to hear the whole story of how you paid the bum though.  Very interesting idea!

Thanks @Eric Black!  I was actually just reading about the pressure test.  Do you think that primarily how people get around this problem?

I've been attempting to purchase an REO in South Florida. Everything was coming along just fine, until the underwriter for my financing noticed the utilities were not turned on.

The property is owned by Bank of America, and they have a strict policy that under no circumstances will the water be turned on at the property.

My mortgage broker says that it is impossible to get financing on a property without the utilities turned on.  However, there are thousands of such bank owned properties across the nation saying "water will not be turned on".  How are people getting financing?  I cant believe these homes are only able to be purchased with cash and hard money loans.

@Robert G., and @Wayne Brooks I was just curious what other start-up costs you have had. Cost of the tests, joining a brokerage, paying for MLS access, etc.

There are a lot of wholesalers in the area that will put you on their email list too.

If you come up with any other good ways to find deals in the area, please do tell!

Hello, My name is Ryan.  I am originally from the Midwest, but now live in the Miami - Fort Lauderdale area.

I am here to gain knowledge, and meet people.

I'm looking at buying single or multi-family real estate to hold and rent long term. 

Since I was a teenager, I have wanted to get into Real Estate investing.  My parents seemed very confused, when at the age of 15 I would bring books home from the library on the subject.  Finally now I am financially able to pursue that ambition.

I've worked in roofing, siding, building, locksmithing, had a contractors license, have a degree in engineering, and currently work in aviation.

I have already read a ton of threads on this forum, and I am looking forward to learning more from all of you.

Anyone in the area, or who knows this market, please feel free to contact me.
