I am looking to purchase my first rental very soon, and am starting to work some numbers. I was interested in what you experienced investors do to create a positive cash flow each month. Any hints or ways that you like to finance your rentals in order to do this would be much appreciated. I'm looking to expand my knowledge here.

Congrats on getting yourself started and good luck the rest of the way.

It was the first book I read as well, and to re-iterate what Emrah said it was definitely the thing that opened my eyes. It was very inspirational and brought my thoughts of money to a whole new level.
