Right now I'm living in a duplex with my parents. So my rent is great for the area of I live in. Any suggested sites to check areas that are cheaper?

Not having a down payment on housing that typically ranges from 200k an up is my downside right now

The issue i repeatedly hear about is living in california... near LAX airport. Dont have the money to relocate into a different state.. Would you consider my situation a dead end?

I've been researching and trying to take in as much information as possible for around 5 months now. Problem is there are so many terms and different paths of going about real estate its most definitely overwhelming. Any suggestions on how i can make this learning process less overwhelming? I do understand the fact i cant learn it all but i don't want to step into my first deal unprepared.
