To those investing in rentals in OKC and surrounding areas... What kind of returns do you look for on your property using measurements such as cash on cash return, total return on investment, net monthly cash flow, etc. How much do your requirements change if offered seller financing vs traditional 30 yr mortgage?

I've seen a wide range of criteria on the forums and know it really depends on the location. Was curious to see what was typical in Oklahoma.

Hey Ryan,

I don't have any buy and holds under contract right now, but I'm constantly coming across leads that could be great rentals. Many of the leads are owned free and clear, so they can potentially be purchased using seller financing. I'll send you a PM.

@Cuong Le right now I'm sending yellow letters. I'm trying to handwrite most of these starting out to help minimize costs. When I'm too busy to write I just use yellowletters.com. Currently I am targeting absentee owners with high equity. After experimenting with my letters some, I am finally getting a few good leads. My next step is to find a good real estate attorney who can review my purchase contract and make sure it's good in OK. I've heard it's tricky to find one who is familiar with wholesaling.

Hello Everyone, I'm a new member from the Oklahoma City area. I've been following BP forums for awhile now and wanted to finally introduce myself. I have a background in accounting and have always been interested in real estate as an investment. Right now I am focusing on wholesaling; however, I would like to eventually transition into building passive income through rental properties. I know I have gained a lot of great info from the BP forums. I'm hoping I'll be able to add value within this network as I continue to grow in experience as an investor/wholesaler.
