You are saying what my wife says. I think this would depend on your motivation for having a rental. We did not buy this for an investment to rent out. We did not pay cash or put 50% down. At this stage we cannot afford for the house to be vacant it would hurt us bad. I want the house to be paid off with someone else paying the note. We break even and I am happy. I just want it occupied every month.

Well I certainly feel stupid, I looked in the monthly statement....$1510 deposited. Sorry to waste the boards time.......dont worry I am sitting in the corner with the dummy hat on. I do wonder about such a trivial rent increase that me as a tenent would find a little aggravating. For me having someone pay on time and take care of the place is more important I want them to stay as long as they will and do not want to chase them away. The PM company charges admin/managment fees to me and the renter which seems a little excessive. Anyway I will be in the corner for a little longer, sorry for not looking at my statements 1st.

My tenants are moving out as its has been 2 yrs, last yr gorenter incresed their rent by $100 and was going to increase it another $100. This caused them not to renew their lease. I would incure a $600 marketing fee and a little more here and there to get the house re rented. I am pretty good with law but have not been able to find any regulations that pertain to property manegment companies, of course maybe this is basic contract law which I am not familiar with.....all I know is if it stinks it stinks.

Below is the only part of the contract that pertains to extra money. The 1st line if very generic before becoming specific is that legal enough for them to charge extra rent and keep it?

"In the management of Your Property(ies) some amounts may be paid by a tenant or prospective tenant, pursuant to the lease agreement or tenant application, which will be retained by Us as further compensation for Our services, such as late fees, notice fees, non-refundable deposits, administrative fees, municipal service fees in excess of taxes paid, etc."

The company increased the rent and never notified me. I would not have increased it as I want it occupied I only found out today when I spoke with the renters about the property management company. I never received the extra rent. Nor was I informed it had occured. I am in Arizona, is the legal?
