Thank you all for the advice. To answer Jim and Mike's questions. They are five identical duplexes on a private street. Kim they are in Louisburg Kansas. So for those not familiar with the KC Metro Area. They are about 15 minutes south of the metro area. It sounds like I will get a little less than I had hoped for them if I sell now. I may wait until I get all of them rented at $1300 a month.

A few years ago I was looking to invest and I bought ten units in a small town just south of the Kansas City Metro area. I have improved them significantly and have raised the rent from an average of $950 per unit to about $1200 per unit. My wife and I are looking to move to the east coast and reinvest there. My problem is that I have no idea how to estimate the value of the units. I realize I should have known this before I bought, but here I am. Is there a simple metric I can use. Something like monthly rent minus taxes, insurance, and upkeep? Any help would be greatly appreciated.

Hi, This is my first post here. Thanks in advance for any help you can provide. I just purchased five duplexes in the Overland Park Kansas area. I am looking for a property management company to oversee them for me. Any suggestions?
