Direct Mail is a great way to reach a lot of people, but I think that you don't always get your money back.  When I'm on a tight budget (Always) I find a higher success rate from "Driving for Dollars" where I literally drive around a target area and pick out homes that look neglected or in need of some attention.  Then I ACTUALLY hand write yellow letters and send them off.  Even with hand written and supper targeted letters I don't get much response until the 4th or 5th letter...If you're thinking about the money you spend on leads this is a good way to reduce the initial cost.

Post: Should I Sign "Exclusive Right to Represent Buyer Agreement"?

Newbie Here,

Just got off the phone with an agent who says that in the state of Virginia it is required to have a signed "Exclusive Right to Represent Buyer Agreement" before he shows me any homes. Now I have no problem with loyalty, but this doesn't sound like either a true statement or a good idea if I'm looking at properties from all sources including non MLS.

Any words of advice or experience with realtors in this type of situation.  I looked, but didn't find anything that said they are required in Virginia either?  Anybody know how this would work if I were to sign and then buy from a wholesaler or private owner?

Just moved to the west side of Richmond, VA and looking to make some connections in the area. We moved here from Canada, we're excited to continue our networking.

If you have any questions about estimating rehab or construction cost please let me know, although I am not an experienced investor I have worked in the construction industry for about 8 + years estimating projects and would like to work with, and help those in this area as I build my own portfolio.  So, if you have the knowledge of investing, I know the construction industry and would like to work with you.
