@Percy N. Hi Percy, I will be a beginner investor in multi-family, 4-12 units. My intention is exactly that, to create a new company to purchase the units. My hang up is how to give the new company the funds. The goal is to separate myself from the transaction. 
@Chris Seveney Hi Chris, market expectation is to put 20-25 percent down on commercial RE investments. My question was around how a newly formed company can “have” funds to purchase.

Thank you, Mike. I don’t have an intention of buying any real estate at the moment. Things will change in many aspects of the economy soon. Simply trying to be ready when that happens. Forming the company and securing financing is part of that process.

Hello,

I have experience in residential RE but not multi-family, I would appreciate some coaching here. 

Currently looking to build a team of agents, accountants, attorneys, developers, insurance agents and bankers in Scottsdale, AZ to buy my first building. I see a big hurdle though. If I form a new LLC or a Corp to buy the building, how will I finance it, given the company has no history? I can't put my own money down, since that would be mingling personal and business assets.
Is this a case where you add a partner who puts down the money for equity? And if yes, what is a normal split?

Hello,

Can someone share their best practice for wholesaling a property? 

So far I am self educating on the process itself, getting escrow/title companies on board, understanding how to establish ARV, finding cash buyers, pre qualifying, finding state compliant contracts.

Thank you James. To clarify, if I am the wholesaler, do I still need to do the due diligence for clear title before sending the property to my cash buyers? 

If a title company is involved in the process, they should be able to uncover those clouds, like you said.

Normally, a buyer has an attorney or title company to do the title search so they can get some title insurance, which includes a search for liens/judgments, etc.

Good morning Bigger Pockets community,

My name is Ruzanna, Los Angeles area. I am new to BP, as well as wholesaling. I will be posting many simple questions and hope to get some answers from all of you here.

When wholesaling a property, the process does not involve bank financing, so it’s a lot shorter. How can the ultimate “buyer” (flipper) check if there are outstanding lines or judgements against the property? Is there still a thorough title company involvement, even though the transaction is quick?
