Anyone know a good leasing/rental agent in Little Rock, AR?

Hi Aden, I am not a realtor or a lawyer, but I believe that what necessitates a realtors license is performing real estate transactions for another. When wholesaling and assigning contracts to others, this seems like a grey area to me (someone who knows more, please help me out). But double closing would be totally above board, as you're actually the one buying the property, and its your right to sell it, whether in 1 year or 1 hour after your buy.

I've got one on that level in little Rock that has done well, and I know others also non section 8 that have done fine. For that level of investing you've got to have a property manager that knows how to deal with tough tenants and how to deal with late payments and getting behind on rent

I agree with the danger of remote BRRRs but want to mention an exception... When you have previous relationship with the people you're working with on the ground. Everything in RE is built on trust, and some of the people I've worked with remotely I trust more than myself!

I second Damon... Strong rent but not as much appreciation. I'd add Vilonia as a consideration. Great schools, good renters. Steady 3% appreciation over the last 10 years... Slightly lower than Sherwood

@Chris Clothier After reviewing my post for wording and accuracy, I stand by that, minus my lack of awareness of the name change. I'm not a professional assessor or builder or anything of that sort, but foundation cracks just scare me off.

@Chris Clothier, Thanks for the response. As I mentioned in my post, with my research and all the positive reviews you guys have, I'm sure most your properties are wonderful, and I'm aware that most of your buyers are return customers, meaning they've had a great experience with you guys over the long haul. I looked at that property before the rehab was complete, so I wasn't aware of the name change. I'm sure you guys have a great system, but I was just surprised by what I saw at that one property, and that caused me to take a step back.

I was going to buy a home with Memphis Invest. They have great ratings and a lot of people have good experience with them. But I dropped in on the rehab of a home they were getting ready in my area, and was surprised that they were not fixing a foundation issue, but rather covering it up better with some new flooring. I'm sure most of their homes are fine, but that scared me away from personally buying anything from them.
