Does anyone have a spreadsheet or log that they keep for purposes of proving you are a real estate professional for tax purposes?

2015 should be the first year I can qualify as being a real estate professional having left my full time job during 2014.  But since I will be doing other work and consulting outside of real estate, I thought it prudent to track my activities to make sure I meet the 50% threshold the IRS requires of time spent working in real estate.  Does anyone have a spreadsheet or the such they would be willing to share? Thanks.

Take some photos of it and show it to the sellers and agents at closing.  Sometimes you can get them to write you a check at closing to pay for cleanup.

Also you might want to consider the fact that there might be something of value in the junk.  Ive made money by selling off furniture left behind. I list it on craigslist, and the people buying it hall it away. A win win win situation.

Just make sure it looks professional....Ive seen some business cards that so called investors have given me make me shy away from doing business with them.  So just make sure it looks professional.

I try to use the Fidelity Investments American Express card for all my spending if possible.  It is a straight 2% cash back.

You would think I would know this being both an agent, and the owner of several previous foreclosures...but how long does Fannie & Freddie place on the deed restriction before you can sell a foreclosure they owned?

Here in the DC/Baltimore area you can have your MLS rights revoked for giving your password out to someone else.

Thanks for the information.  This is one of the reasons why I only look at properties built in 1978 and later after they stopped using lead paint.

I was born in the City of Sin....you came to the right place.  Do a keyword search for wholesaling there will be a ton of information on this site.  There are also a number of the podcasts that talk specifically about wholesaling. 

Educate yourself, then set aside money for a marketing budget.

If you need an agent there in Massachusetts I can recommend a few Ive worked with in the past.
