Hello Everyone!
Just to give everyone an update, my wife is now 110% on board. She is now even more excited then I was. What really helped her was to listen to the Podcasts together, read the books together, and encouraged her to ask questions. As she became more educated on how this works and what niches I thought were good, she became more comfortable with it. Another big thing that helped was all the examples of people who have found success doing this. Thank you everyone for your input. Now to start looking for our first deal!

I am just getting started in Real Estate Investing journey. I am still learning and forming my game plan.

Has anyone started by investing first in an apartment complex? My inexperienced thought process is if creative financing works for duplexes and triplexes, why not see if there is a way to finance a larger purchase that creates more cashflow. What am I not thinking of? What unique obstacles do apartments present?

I want to get my first goal of $6,000 a month of passive income so I can focus Real Estate http://www.calltopark.com/ of being tied to my desk job.

Thank you everyone for your replies. My wife is warming up to the idea.

I guess the term "living paycheck to paycheck" was not accurate. I didnt realize it was so relevant to the conversation. I am in a job that pays very little, and does not have much home of career advancement. Dispite our small paycheck, we are able to save about $700 a month, and we have a pretty good emergency fund.

The biggest thing is that I hate my job, and with the path I'm on I'll work until I'm dead. I also know real estate very well. I grew up doing home inspections and working construction. I want more for my family then basic necessities, and a tired dad every night. I know it will not happen over night, and will take a lot of work. We just need some evidence that it will all be worth it in the end.

Thank you very much! I think getting a live in rental is a great first step. With part of our mortgage paid for, it will be a lot easier to save for the next investments.

Thank you very much for your input! I will be buying Rich Dad, Poor Dad next.

The big trick is to get that down payment money. I have heard a lot about wholesaling properties. After RDPD, I think that's the next topic I can study to get that down payment.

Thank you very much for your insights!! Its encouraging to here of your success. We are already rather disciplined with our money, but we always have room to squeeze some more. Or even better, find ways to increase our income and throw it all into savings. Next, I should learn more about wholesaling properties.

Thank you very much for your input!! I think sitting down and making a plan is a great idea. That would put real numbers in place of ideals.

Luckily, we have avoided debt altogether, and have a few thousand in an emergency fund. I'm thinking that I'll next learn about wholesaling or fliping properties so I can start saving for that 1st down payment on a rental.
