Honestly, with the way values have climbed in Austin, this area is much better suited to buy and flip than long term holding. Once the values cool off a little bit, and they likely will, then the buy and hold tactics will again be profitable.

Just my 2 cents.

I know investment property near college campuses always do well due to the high turnover but values near Austin's UT campus have me wishing I'd bought 3-4 condos back in 2009. Check out the numbers. 

That's some crazy appreciation, and 70% are purchased with cash!
