Hello All, I have a prospective seller looking to let go of his townhouse that he's been using as a rental property. Problem is the tenants haven't been paying their rent and the seller doesn't want to deal with them. As a direct result the seller hasn't been paying the mortgage either and he's about 3 to 4 months behind on payments. He's willing to sell for what's owed on the property but the margins are very tight. The townhouse needs a full gut renovation and there's only about $75K between what he owe's and the retail value. My thoughts are to get him under contract and market to an investor looking to buy & hold the property. But said investor would have to renovate the property first, at least marginally, before they got a new tenant. I don't see this as a fix & flip for an investor.  Am I analyzing the deal correctly?  Is this a doable strategy as a wholesaler?  Do you think investors would want to purchase a property like this?

Hi @Mindy Jensen, how can I add keywords to my search filter?  Ones such as specific city locations... Is that possible, or would I have to use the preselected search filters and weed through the marketplace until I come across something with my specific geolocations?

Hi, is there a way to search for companies within a given state?  I see that I can search for members in a given area, excluding zip codes, but nothing for companies.  Can someone help with that?  Thanks!

I thought about using docusign but my client isn't tech savy at all, and doesn't want to be. What then?

Hi, I recently started bird-dogging for a very active investor in my area. We're writing offers almost everyday. He's also the contractor rehabbing the property so our timing isn't always right. When we want to write an offer its hard at times to meet. And he doesn't want to always stop what he's doing to sign the offers. Last we met he told me that the other agent that had been working with him was able to submit offers for him and had his signature on the contract. I know I can't forge his signature (nor would I), but is there a way I can save his signature and apply it to the contracts without having to meet with him every time?
