I wanted to put my name out there in the bigger pockets world. Im a current Realestate agent in the Pensacola area, also an investor, and a airbnb host, while also a full time Air Force Officer. Im looking to expand my business with helping people out with designing, cohosting, and finding vacation properties. My portfolio is below. I would love to find you a home, design it, and cohost with you. I designed these myself.

Hey BP’ers 

looking at purchasing a property we got under contract for 99k, sellers loan is 82k, Great location ARV is 260k. We have 25k that we can put down, The issue we keep running into, is purchasing the property. We looked into a conventional and were told it wouldn't pass inspection cause it's "distressed". The seller is open to subject to, but now we have an issue with how are we going to find the rehab? It needs a hefty rehab about 70-80k.

My question is, can we get a rehab loan on a subject to? Any other options you all would recommend?

We were hoping to hold the property, then when things calm down rehab it, so a HML would be tough right now.

@Greg Morris @Jeremy England hey guys, i was stationed in Colorado Springs before where i bought a townhome with the VA, i lived there for about 3 months when i got stationed elsewhere. So i bought a house here as well, that I'm currently living in. As long as you live in your property for a year or get stationed elsewhere, like me you can use up to 484k (Max va entitlement). I just split that between two houses. If i was to do it again, i would have split that between multifamily property, but i didn't know that at the time. I hope that helps!

Yah, It looks like a great opportunity, but unfortunately it's a little farther from work then I want to be. So, I have no intention of actually living there. I'm just trying to find a foot hold into expanding my rental portfolio. I own two homes already using my VA loan.

Thanks for the response, as I said above I own two homes already with the Va loan so that's maxed out and I intend to strictly use this property as an investment, not to actually live in. Looks like I'm out of options...  Might be best to just keep saving for now, while building equity on the two homes. I'm just looking at any and all options to expand my rental portfolio.

Hey all, 

I found A 4 Plex unit nearby and am looking at the different options. Because of my limited knowledge i'm having a hard time wrapping my head around how I could make this work. Property is selling for 350K, 3700 Sq feet (925 per unit) with a guaranteed rental income of 3125.  I don't have any money to put down, I would probably use hard money to put 3 percent or so down. Is this a good deal, any and all information would be great!

I've been perusing the site for about a month now, and with where I'm at financially am leaning more towards the wholesaling aspect of real-estate to get started. I own two homes right now using the VA loan (maxed out), renting one, living in the other. My goal is to eventually move towards more rentals. Anyways, with that being said. How do most people get a wholesaling team started? Find investors, title company, etc... also, which podcasts would people recommend? Any help/guidance is appreciated. I live in the Navarre, Gulf Breeze, Pensacola Florida area.
