I was a an investor and landlord 6 years before I got my license. Got my license 3 years ago and I love working with investors. I find that investors know what they want and don’t stress of minute details on an inspection report because they know what it takes to fix those things. My smoothest deals are with investors.

It happened to me. Bought a property for $93K. Property tax value came back at $141K the following year. I managed to reduce the taxes value to $66K by submitting the inspection to the city assessor’s office so they know the house needs repairs/updates so that lowered the value some and then I requested the property be assessed at income approach tax rate. Took the value from $141K to $66K.

Depends on the area and the why of your investment. C and D will give you more cash. Glow than B or A areas but you will likely have less appreciation so if your target is to cash flow, go with C and D áreas. When looking at a property, always consider the potential CAP- Can rents be increased, utilities split for multi-families, taxes reduced etc. If investing for equity then the % cash flow may be less but equity from appreaction will be sweet !

Depends on your market, price of the house and the condition it is in. I just sold 2 turnkey properties last week here in Fort Wayne, IN to an investor, $33K and $37K, combined gross income of $1100/month. Property management in place at 8%. That instant cash flow. Get into a good market and you can do it !

You may need to do a HELOC or partnership with someone with cash for the project. They offer 100% and you offer expertise or split the cash contribution to what you have and you can work out a deal.

The land is vacant though so I’m hesitant to get something built  to meet this need without being absolutely sure. The college just added a law school and several other majors in the last 5 years. What has been the best layout for you?

The actual building of the complex will be subject to factors as well. You could have a massive spread between how high of quality you want of tenants. But the correlation between high rent and high quality tenants is lower with college students.
